Our services can be personally tailored to meet the needs of all landlords.

Our property management team has the experience and resources to deal with situations quickly and efficiently, we are committed to provide an exceptional service to our landlords and tenants.

The majority of landlords requirements can be catered for within the service levels detailed, however, we are very flexible and will be able to accommodate any specific requirements.

SERVICES IN MORE DETAIL -

FULL PROPERTY MANAGEMENT

  • Provide point of contact for all tenant queries
  • Draw up a detailed inventory of all moveable furnishings and record condition of flooring, décor and garden/grounds
  • Organise a transfer of utilities to new tenants name
  • Inform council of tenants details for Council Tax purposes
  • Liaise with Housing Benefit and Universal Credit 
  • Arrange statutory Landlord Gas Safety Certificate
  • Arrange statutory Energy Performance Certificate
  • Arrange Electrical Safety Certificate (EICR)
  • Arrange Legionella Risk Assessments 
  • Instruct our in house maintenance team to carry out repairs to the limit of £250 (Any works over this amount would require landlord approval)
  • Arrange full property refurbishments with our in house building and maintenance team
  • Agree inventory and meter reading with incoming and outgoing tenants
  • Provide 'check in service', familiarising with property heating, etc.
  • Provide 'check out service' with tenants, agreeing inventory and inspecting property
  • Carry out regular inspection visits to properties
  • Organise any remedial works required after a let
  • Provide an emergency contact number for all tenants

FINANCIAL AND LEGAL MANAGEMENT

  • Provide Assured Shorthold Tenancy Agreements (AST) for either 6 or 12 month tenancies
  • Provide tenant referencing through the Guild of Residential Landlords
  • Collect a security deposit which is usually equal to one months rent and retain this for the duration of the tenancy in a secure deposit scheme
  • For council tenants the council will provide a 2 month paper bond for the lifetime of the tenancy 
  • Collect rents from tenants
  • Monitor tenancy agreement renewals and extensions
  • Ensure correct legal procedure is followed to end tenancy agreements
  • Prepare detailed monthly landlord statement
  • Make any deductions from security deposit or council bond to cover damages/cleaning at the end of tenancy

VACANT PROPERTY MANAGEMENT

  • Draining down water and heating systems
  • Refilling water systems in advance of new occupation
  • Weekly visit to property
  • Collection and removal of the post

REFURBISHMENT SERVICE

If your property requires a complete make over or if you need to get the property ready for letting for the first time, we offer a complete service which can cover all aspects of work.

  • Full painting and decorating service
  • Planning and installation of new kitchens
  • Planning and installation of new bathrooms
  • Full cleaning and clearing service
  • Project management of entire process
  • Replacement of UPVC windows and doors
  • Full roofing service from small repairs to a full re-roof
